GREENSWAY LANDING

// This project is based on responding to context, with every decision made a conscious effort to respond to and respect the existing urban fabric of the site. The project is located in a predominantly low-rise residential neighborhood, but it backs onto a busy arterial roadway.

The road has a gentle curve, and this became a starting point for the design of this elevation. As a response to the curve the upper levels of the building have been broken down into a series of volumes, and these volumes turn in a way that makes them appear like a faceted expression of the road. While most of the building is clad in black brick, the faceted volumes are composed of composite aluminum panels with two tones of yellow and orange that shift as you move along the elevation.

On the residential side the building it has been articulated much differently. This composition is a response to the low-rise brick apartment buildings that abut this project on both sides, but we took brick and gave it a modern expression. The building features a two-storey podium expression, and the upper levels of the building are set back to aid in the transition of height. This is the side of the building that has more interaction with the public realm, and it is important to create a reference to a more pedestrian scale. The upper levels of the building are defined by a series of staggered balconies that are clad with white fritted glass.

This project is built along a busy arterial road in a gentrifying area in the city. A rental building, it is representing an important shift in the perception of what rental buildings can look like and be.
